What is a 1031 Exchange?

Named after IRC Section 1031, this IRS provision lets real estate investors sell an investment property and defer 100% of the capital gains tax by reinvesting proceeds into a qualifying replacement property.

The like-kind standard is broad: almost any US investment real estate qualifies — including short-term rentals. That's where Chalet specializes.

Key benefit

$0 in taxes today

Capital gains are deferred — not eliminated — until you eventually sell without exchanging again. Many investors never pay them at all by continuing to exchange.

How it works

01

Sell your investment property

Any amount of capital gains

02

Proceeds held by a qualified intermediary

You never touch the funds

03

Identify replacement property within 45 days

STR properties qualify

04

Close on the new property within 180 days

Capital gains deferred indefinitely

Why short-term rentals make the ideal replacement property

Most 1031 investors default to long-term rentals. STRs are the superior choice for investors who want deferral and strong ongoing income.

2–3× the revenue of long-term rentals

STR properties in top markets consistently outperform traditional rentals on gross yield, making them ideal high-income replacement properties for a 1031.

Flexibility built in

Set your own calendar, adjust nightly rates seasonally, and block dates for personal use — all without affecting your 1031 compliance.

Portfolio diversification

Spread your exchange proceeds across different markets and property types. Our agents identify high-appreciation STR markets with strong occupancy.

Stack tax advantages

Defer capital gains now, then layer on cost segregation and bonus depreciation to generate significant year-one paper losses.

How the 1031 exchange timeline works

Missing either window disqualifies the entire exchange. The full capital gains tax becomes due immediately.

Day

0

Sale closes

The clock starts the moment your original property closes escrow. Your qualified intermediary holds the proceeds — you cannot touch the funds.

Day

45

Identify deadline

You must identify up to 3 replacement properties in writing. STR properties qualify as like-kind. Miss this and the entire exchange is void.

Day

180

Close deadline

You must fully close on your replacement property. Our agents coordinate with your qualified intermediary to make sure you never miss this window.

No extensions granted. The IRS has refused deadline extensions for 1031 exchanges except in a small number of federally declared disasters. Working with an experienced agent is the only reliable protection.

Common questions about 1031 exchanges

Answers to the questions investors ask us most often.

For 1031 exchanges, most US investment real estate qualifies — single-family homes, multi-family properties, vacation rentals, commercial properties, and vacant land. Short-term rentals held as investment properties qualify, provided you intend to hold them for investment purposes (not immediate resale).

Yes, with conditions. The IRS requires that the property be "held for investment." In practice, this means your personal use must be limited — generally no more than 14 days per year or 10% of the days the property is rented, whichever is greater. Chalet's agents and our tax advisor network can help you structure this correctly.

Five rules are non-negotiable: (1) Use a qualified intermediary — you cannot receive the sale proceeds directly. (2) Identify your replacement property in writing within 45 days of closing. (3) Complete the purchase within 180 days. (4) Reinvest all proceeds — any cash you receive ("boot") is taxable. (5) The replacement property must be equal or greater in value to the relinquished property.

Missing either deadline disqualifies the entire exchange. The full capital gains tax becomes due on your original sale — there are no IRS extensions for missed 1031 deadlines (except for certain federally declared disasters). This is why working with an agent who understands the timeline is critical.

Yes — and this is one of the most powerful tax strategies for STR investors. After closing on your replacement STR through a 1031 exchange, you can commission a cost segregation study on the new property to accelerate depreciation and generate significant year-one paper losses. Chalet can connect you with specialists who handle this combination strategy.

Not technically — any licensed agent can help with the transaction. But in practice, 1031 exchanges have tight deadlines, specific documentation requirements, and coordination needs between the agent, qualified intermediary, and title company. A specialist significantly reduces the risk of a procedural error disqualifying your exchange.
